We manage the full project from start to finish. That includes assessing ground conditions and laying the foundations (typically a concrete pad or screw pile system), constructing the insulated timber frame, fitting the roof, doors, and windows, and applying the external cladding. All electrical work is carried out by a qualified electrician.

The internal finish is to your specification — from basic plywood lining and power sockets through to fully insulated, plastered, decorated walls with data cabling and heating. We then carry out the surrounding landscaping: access path, paving, or stepping stones; tidy groundwork around the base; and any planting or screening the space needs. One contractor manages the entire project.

📋 Do You Need Planning Permission for a Garden Office?

Most garden offices fall within permitted development and don't require planning permission. The main conditions are: the building must be single-storey; it must not sit in front of the principal elevation of the house; the eaves height must not exceed 2.5m if the building is within 2m of a boundary; and outbuildings in total must not cover more than 50% of the garden area.

If your property is listed, in a designated area, or subject to an Article 4 Direction, additional restrictions may apply. We'll assess the permitted development position during the site visit and can advise on whether a Lawful Development Certificate is worth obtaining for future peace of mind. The vast majority of garden office installations across Berkshire fall comfortably within permitted development.

A larger 4m × 4m or 4m × 5m office with full interior finish runs from £15,000– £22,000. Premium cladding materials, triple glazing, or bespoke features will take the cost higher.

Common sizes we build: 3m × 2.5m (compact single-person office), 3m × 3m (comfortable single-person with storage), 4m × 3m (two desks or a desk plus meeting area), 4m × 4m and 5m × 4m (larger office, gym, or studio use). Custom sizes are available — we design to fit your garden layout, not the other way around.

Standard specification includes 100mm wall insulation, 150mm roof insulation, floor insulation, UPVC double-glazed door and windows, EPDM rubber flat roof, composite or timber cladding, and a consumer unit with sockets and lighting. Heating options include panel heaters or infrared panels. All electrical work is tested, certified, and comes with an Electrical Installation Certificate.
